The Market is Healthy for Those Who Seize It

While national headlines continue to focus on inflation, higher interest rates, and a perceived slowdown in real estate, both the data and our local experience show a more nuanced and more optimistic story.

Nationally, well prepared and well priced homes are still outperforming the broader market. Buyers today are more selective, but they continue to compete for homes that feel complete, updated, and move in ready. With inventory still relatively constrained compared to historical norms, the best homes continue to command strong attention.

We are seeing this play out clearly in our market.

In the $2 million plus segment, we recently brought three properties to market, one in Lake Oswego, one in Cedar Mill, and one on acreage. These sellers invested an average of $40,000 preparing their homes for market. All three sold the first weekend, with two closing above asking price.

We are also seeing success in areas many would expect to be more challenging. In Multnomah County's Forest Heights, we recently marketed three homes between $900,000 and $1,600,000. Despite the competition, each seller followed a disciplined prep and pricing strategy. Two sold the first weekend with multiple offers, and the third sold within a few weeks with only a modest adjustment.

The takeaway is clear: this is a market that rewards execution.

Preparation continues to be the differentiator. Typical improvements include fresh paint, flooring updates, refinished hardwoods, detailed cleaning, staging, and exterior work. Landscaping plays a bigger role than many realize, particularly pruning mature growth and opening up the yard. Sunshine sells. Increasing natural light inside the home and enhancing the visual connection to the outdoors can significantly elevate buyer perception.
