2 steel-and-glass luxury Portland homes among the trees are for sale at $3.3M+

Two modern houses designed by brothers who lead William/Kaven Architecture and built in their exclusive development near Northwest Portland’s Forest Park are for sale.
One of the residences, named Royal I, is a glass- and black-paneled dwelling that showcases architects and developers Daniel Kaven and Trevor William Lewis’ ability to create structures that seem to float among the trees.

Forbes recognized William/Kaven Architecture for its design excellence in 2025, and included the Portland-based firm among last year’s list of America’s Best-in-State Residential Architects.
The two-story Royal I has white oak floors and wall-to-wall sliding doors within its 3,815 square feet of living space.
The 1.25-acre property at 432 N.W. Royal Blvd. sold new in 2020 for $2.55 million. It’s now listed at $3.3 million.
David Shuster of ELEETE Real Estate, who represents the owners of Royal I, said the property adjacent to Forest Park’s protected 5,200 acres of forestland spans two legal parcels.
“The undeveloped parcel may offer potential for future uses such as a sports court, wellness studio or guest annex,” he said.
Another custom home for sale in William/Kaven Architecture‘s development is named Royal III. The three-level dwelling, built in 2025 on a 0.34-acre lot at 6371 N.W. Winston Drive, is for sale for the first time.
The asking price is $3.5 million, a decrease of $500,000 since the property was place for sale last summer. “We’ve seen a noticeable increase in activity, and while the right buyer hasn’t surfaced just yet, the momentum is there,” said listing broker Jason Mendell of eXp Realty.
The house has 5,151 square feet of living space within a steel-and-wood structural frame wrapped in fire-resistant fiber cement siding painted a dark bronze-black. A cantilevered overhang shelters the entryway and serves as a green roof for the carport.

Mendell told The Oregonian/OregonLive that architecturally designed modern houses are scarce, making this a rare moment for home shoppers to “choose between two of the most architecturally significant modern homes available — both designed by world-renowned William/Kaven Architecture.”
He described Royal I as a dwelling that “whispers modern sophistication” while Royal III “speaks in panoramic statements.”
